The brief required 9,300 square metres of supermarket to be integrated into a total of 41,800 square metres of mall-serviced retail facilities, a 250-guest room x 3-star hotel with banqueting and conferencing facilities, 300 apartments and 1,200 car parking bays, together with associated infrastructure and landscaping. It was considered important to reduce the visual impact of the new development along its north and south boundaries and to create views from Great Ancoats Street through the new development to the New Islington site to the north. The residential element has been planned in seven, separate but linked, multi-storey structures which rise from an ‘amenity’ deck which forms the roof to the shopping centre. It is intended that the amenity deck will provide private garden facilities for the residents and for the guests of the hotel.
